Mortgage Questions

Yes, but it's more restricted. Foreign nationals can typically borrow up to 60%–70% of a leasehold property's value from Kenyan banks, and must demonstrate proof of income, a valid work permit or residence status, and often a local bank relationship. CleVista works with several lenders experienced with foreign buyers and can recommend the best fit for your situation.

As of 2025, most Kenyan banks offer mortgages at between 9% and 14.5% per annum, depending on the Central Bank Rate, your credit profile, loan-to-value ratio, and whether the loan is KSh or USD denominated. USD-denominated mortgages usually carry lower rates (around 7%–9%) but expose you to currency risk.

Most Kenyan banks require a 10%–20% deposit for residential mortgages. Some lenders offer up to 90% financing for salaried employees with strong credit, but 80% is the norm. For commercial or land purchases, expect higher deposit requirements (30%–50%). The calculator above lets you adjust the deposit to see how it affects your monthly payment.

Stamp duty is a government tax on property transfers, currently 4% of the property value for Kenyan residents, and 4% for non-residents on leasehold. It's typically paid by the buyer, within 30 days of executing the sale agreement. The calculator above estimates this for you.

Beyond the deposit, budget for: Stamp Duty (4%), Legal Fees (1%–2%), Valuation Fees (0.25%–0.5%), Bank Processing Fees (1%–2% of loan), Mortgage Insurance / Life Cover, and Land Rent & Rates (annual). Total closing costs typically run 6%–9% of the property value. Our calculator estimates the main ones in the table above.

Yes — it uses the standard amortisation formula that Kenyan banks use for mortgage repayments, and reflects the current 4% stamp duty rate. However, it's an estimate only. Actual terms depend on your lender's rates, fees, insurance requirements, and your credit profile. Always confirm numbers with your bank or a licensed mortgage advisor before committing.
